Common Perimeter Drainage Mistakes

1. Improper Slope and Grading


The drainage pipe must have the correct slope (typically 1% or 1/8" per foot). Without proper slope, water can pool or flow back toward the foundation.

 

2. No Filter Fabric or Incorrect Fabric Placement


Filter fabric is essential to prevent soil from clogging the system. Skipping it or using it incorrectly can lead to early failure.

 

3. Wrapping Fabric Too Tightly Around the Pipe


Tight fabric wrapping can block the pipe holes, reducing water entry and effectiveness of the system.

 

4. Using Corrugated Pipe Instead of PVC


Corrugated (Big-O) pipe may seem easier to install, but it’s more prone to collapse, clogging, and sagging over time. Rigid PVC is more durable and cleanable.

 

5. No Cleanouts or Access Points
A well-designed drainage system should include cleanouts or access points for future maintenance and inspections.

 

6. Improper Discharge Location


The system must discharge water away from the house—ideally into a sump pit, storm connection, or a proper lower grade area. Ending it in the yard is a common mistake.

 

7. Undersized Pipe Diameter


Using small-diameter pipes (like 3") for high water volume areas can lead to overflow. Always size the pipe based on expected runoff.

 

8. Shallow Installation

The drain pipe should be installed at or below the bottom of the foundation footing — ideally with the top of the 4" PVC pipe sitting 2–3 inches below the base of the foundation. Shallow drainage systems are ineffective because they fail to remove water from beneath the foundation, where it causes the most damage.

 

9. Insufficient Gravel Around the Pipe


A gravel bed below and around the pipe improves filtration and flow. Installing the pipe directly on soil is a critical mistake.


10. Poor Downspout Integration


Roof runoff should be properly managed and routed away from the home—not left to dump near the foundation where it can overload the drainage system.

Common Signs You Need Drainage:

  1. Water Pooling After Rain

    • Puddles that sit for hours or days in your yard, driveway, or near your foundation.

  2. Soggy or Spongy Soil

    • Ground stays wet or soft long after it rains, especially in certain areas.

  3. Basement or Crawl Space Moisture

    • Damp walls, mildew smell, or visible water entry in the basement.

  4. Cracks in the Foundation or Patio

    • Water pressure or erosion can shift soil and cause cracking.

  5. Moss or Algae Growth

    • Indicates consistently wet surfaces — usually from poor drainage.

  6. Erosion or Washed-Out Areas

    • Soil is moving or washing away, often around downspouts or slopes.

  7. Dead Grass or Landscaping Issues

    • Areas that drown or rot plants due to constant moisture.

  8. Mold or Mildew on Walls or Concrete

    • A sign of long-term moisture retention around the home’s perimeter. ​
